Bear Street Lane
There are three construction projects planned for lots adjacent to the Bear Street Lane. These projects are:
  • Homestead Inn redevelopment – a demolition and rebuild of the Homestead Inn into a 71 room hotel with 2 apartment housing units
  • Melissa’s Missteak refurbishment – a renovation of the building’s interior and exterior to better showcase the heritage building features
  • 205 Bear Street redevelopment – a demolition and rebuild of this site into a restaurant

Demolition of the Homestead Inn is expected to occur over a period of multiple weeks between December 2018 and February 2019. Construction dates for Melissa’s and 205 Bear Street are being finalized.

Waste and recycling material from both the Homestead Inn site and 205 Bear Street will be loaded from the rear alley. Once demolition is complete the projects will proceed with excavation and structural construction throughout 2019.

What steps are being taken to mitigate impacts?
Several initiatives are being considered to reduce impacts on lane users:

Bear Street Lane direction reversal – The Town of Banff will reverse the direction of the Bear Street Lane in order to allow for a more direct and safer route for large trucks.

Vehicles will enter the lane from the north at Wolf Street and exit the lane at Caribou Street. In order to address the sightlines at Caribou Street, traffic control devices and construction vehicle flaggers will be put in place when needed. Lane reversal would commence in January.

Relocating private vehicle loading to Bear Street – In order to ensure unimpeded access for commercial and construction vehicles, private/personal vehicles will be prohibited from stopping in the Bear Street lane.

Two loading/unloading stalls will be created along Bear Street in order to compensate for this change. Relocation of private loading would occur in January.

Construction restrictions – Banff’s Community Standards Bylaw sets limits on construction noise hours throughout the week. These hours are:

There will be times when exceptions are required in order to accommodate specific construction activity, such as concrete pouring. Nearby residents will be notified in advance by the respective contractors when this is required.
